Life near the Broadwater comes with a trade-off

Southport’s biggest drawcard is also part of the problem: living close to the Broadwater means salt-laden air moving through the suburb constantly, whether you’re in a highrise near the water or a character home a few streets back. That salt air speeds up grime build-up on windows, accelerates staining on roofs, and gives mould and mildew a head start on house exteriors compared to suburbs further inland.

A suburb of two very different housing styles

Southport has one of the more varied housing mixes on the Gold Coast — waterfront apartments and townhouses on one side, and established houses and older Queenslanders (especially around the TSS precinct) on the other. Both need different approaches:

  • Apartments and townhouses tend to have more window area exposed to salt spray and need regular window cleaning to stay looking sharp, especially anything facing the water.
  • Older established homes often have roofs and exterior cladding that have had years to accumulate moss, algae and grime, and benefit from a proper soft wash rather than a quick surface rinse.

  • Roof washing every 1 to 2 years rather than the 2 to 3 year guide we’d give further inland, given the exposure near the water.
  • Window cleaning on a quarterly plan if you’re close to the Broadwater, since salt residue and hard water spotting build up faster here than most other parts of the Gold Coast.
  • House washing at the first sign of green or black staining, rather than waiting — the coastal humidity means it spreads faster once it takes hold.
