Mudgeeraba is one of the older parts of the Gold Coast and it shows in the housing — plenty of established homes on decent blocks with trees that have had thirty or forty years to grow. That maturity is what makes the suburb attractive, and it's also why we see more lichen on Mudgeeraba roofs than on newer, more open estates closer to the coast.
Big trees mean shade, leaf drop and constant organic matter landing on roofs and in gutters. On a roof that's already thirty years old, lichen gets a much better grip than it does on newer sheeting.
You're far enough from the beach that salt stops being the issue. What replaces it is humidity sitting in a suburb with a lot of tree canopy — surfaces here take longer to dry out after rain than they do somewhere open and coastal.
A lot of Mudgeeraba homes have tile roofs that have been up a long time. Those are exactly the roofs where high pressure does real damage — cracked tiles, blown-out pointing, water forced underneath. Soft washing is the only sensible approach on an older tile roof.

Not if it's done properly. Old tiles are exactly why we soft wash rather than pressure wash. Low pressure and the right chemistry lift the growth without cracking tiles or breaking down the pointing. We'd never put a high-pressure gun on an older tile roof.
