Hope Island is largely newer canal and golf estate housing, much of it in gated communities with a body corporate and a fairly high expectation around presentation. Homes are generally large, roofs are big, and the canal frontage means salt is a genuine factor despite being well north of the main beaches.
The canal system connects to the Broadwater, so the air carries salt. Glass in particular spots faster than people expect for a suburb this far from the surf.
A lot of Hope Island is under body corporate arrangements with expectations about how properties present. A stained roof or green driveway stands out much more here than it would in a mixed suburb.
Newer, larger roofs in reasonable condition. Growth lifts cleanly off modern surfaces, but there's a lot of area to cover, so these are bigger jobs than the suburban average.
