Burleigh's position right on the water is the whole appeal — and the reason exteriors here need more attention than most of the Gold Coast.
Burleigh Heads is one of the suburbs we get called to most, and it's easy to see why. Homes here sit close to the beach and the headland, exposed to constant salt-laden air, and a lot of the housing stock is either an older beach home that's been added to over the years or a newer build with a lot of glass facing the water. Both need looking after, just in different ways.
Being this close to the beach means a constant film of salt settling on glass, render and roofing. Salt holds moisture against a surface, and moisture is what mould and algae need to get going. It's the single biggest reason Burleigh exteriors go off faster than inland suburbs.
A lot of Burleigh sits on a slope, which means steeper driveways and roofs that are visible from the street below. A roof nobody can see can be left a bit longer. A roof that's the first thing people notice about your house can't.
Pandanus, banksia and the tree cover around the headland drop a lot of organic matter. Combined with the humidity, that's ideal conditions for lichen on roofs and green film on paths.

Soft washing removes the salt film and the growth it's feeding, but it won't reverse corrosion that's already happened to fittings or flashing. If we spot something that needs a roofer rather than a cleaner, we'll say so.
